Buying Tips - "Home Inspections"     

   Before making the final decision of purchasing a new home, having it professionally inspected may be one of the wisest decisions a Buyer can make.  Hiring an experienced Home Inspector can often identify actual or potential problems in the home that the Buyer is considering owning. Buyers can then address any discovered problems by reducing the purchase price, often having the Seller pay to make the necessary repairs, or having any problems corrected before closing.

Home Inspectors

   Please note, a Home Inspector is different from an appraiser. Typically, an appraiser gives a professional opinion of a home's value, whereas an inspector makes a physical inspection of the premises, paying particular attention to the heating, air-conditioning, electrical systems, plumbing, roof, and so on.

   Much like you would with an attorney, you may want to ask friends and relatives for referrals. These people may have used a home inspector that they can recommend. Real estate agents—particularly buyer's agents and mortgage brokers may have worked with home inspectors that they would recommend as well.

  The American Chamber of Commerce here in Costa Rica can provide a list of Home Inspectors who work locally.  Fees are reasonable considering the sizeable investment involved in purchasing a home.  There are no guarantees that an inspector will discover all home ailments, but his report can have a tremendous influence on such an important decision.
